Information For Landlord and Tenant

 

OUR SERVICE - We represent investors/ owners who purchased properties for investment. Investors goals is to collect rent and pay the mortgage and other expenses with hope for monthly income and capital gain.

Properties: Condominium, apartments, houses and Small complex.
We will help you to screen the potential tenants. It is the landlord decision to take the tenant in.
Deposit the rents collected from tenants directly to the landlord bank accounts.
Maintenance- The tenants call us for repairs if required, we will inform you and with your approval we will fix it or will call handyman, registerd plumber or electrician to fix it.  
Insurance: Property insurance and/or appliances insurance if required by landlord.
Legal: - service performed by a third party such as para legal or lawyers with specialty is Tenant Landlord Act. There service required by the landlord if the tenant do not pay rent or if eviction required. . Other services by third parties: Bookkeeping and tax return.

Property Tax- Owner pay the propeerty tax directly to the city of Toronto: The options are:

by set up a pre-authorized payment from your bank account, The city can cancel thiis program if payment come back as N.S.F in the account. The second option for the property owner is to pay with post dated cheques.

Monthly maintenance- by set up a pre-authorized payment from your bank account

It is up to the property owner to manage and monitor his/her bank accounts and mortgage account to include balance and transactions in or out.
